Vice President of Operations

The Position

As SCA’s Vice President of Operations, you will spearhead key initiatives essential to the ongoing success and growth of our company. Serving as a leader in our business your voice will be central in our ongoing mission to foster organized and responsive management systems that create communities our residents cherish and recommend to friends.

Managing our dedicated maintenance department and overseeing turnover and improvement projects are all critical capacities in your role. SCA currently has a maintenance staff and established third-party relationships to assist in maintenance issues, but we are seeking an operations leader who can manage and improve this process at existing properties and help bring new buildings online. You will report directly to SCA’s principals.

Key Job Expectations

  • PROJECT MANAGEMENT
    • Identify and lead facility improvement projects
    • Regularly analyze processes to identify areas for improvement
    • Identify, track and prioritize larger capital improvement needs 
    • Problem solve with maintenance team when facing a complex maintenance issue
  • TURNOVERS
    • Lead the turnover process for vacated apartment units
      • Establish scope of repairs necessary
      • Schedule necessary vendors or contractors to ensure units are move-in ready in accordance with leases
      • Inspect units for quality prior to a tenant’s move in
    • Coordinate with leasing division regarding openings and schedules 
  • MAINTENANCE
    • Respond to tenant maintenance requests and track progress
      • Coordinate access to tenant spaces for SCA maintenance team or other necessary vendors
      • Follow up to ensure issue is resolved, or develop plan for remediation 
      • Maintain clear line of communication with tenants throughout
    • Prepare daily schedule and priorities for maintenance team
    • Weekly visual inspections of all properties to identify deficiencies 
    • Keep a detailed log of all deferred maintenance projects and schedule when necessary
    • Ensure that preventative maintenance and life safety inspections are completed as needed on a monthly, quarterly, and annual basis
  • ADMINISTRATIVE
    • Process mail and vendor invoices on a weekly basis
      • Willingness to be trained on using a cloud based system to archive important documents 
      • Approve AP on a weekly basis and work closely with our bookkeeper
    • Review quarterly/year end  financial reports with ownership for accuracy and budget planning

Compensation

Experience in operations, construction management, project/general management will be valued.  Strong writing and communication skills are a plus.  Applicants who are organized, scrappy team players with an innate sense of curiosity are encouraged.  Salary range is $70,000-$90,000 commensurate with skills and experience. A full benefit package will also be included.  The job is full time and will be primarily located at our office in Cleveland (Tremont neighborhood) or our properties.   Limited remote work will be considered over time.
